Got a Federal Pacific or Zinsco panel?

If your home has a Federal Pacific Electric (FPE) Stab-Lok or Zinsco panel, replacement is a safety priority — not a maintenance item.

  • FPE Stab-Lok breakers are known to fail to trip during overcurrent events. Real, documented fire hazard. Insurance companies often won't cover homes that still have them.
  • Zinsco panels develop bus-bar arcing as they age. Same fire risk, same insurance issue.
  • Both get flagged by home inspectors on nearly every Asheville sale. If you're planning to sell, this comes up.

Corroded panels — when humidity damages the box itself

Asheville's wet seasons take a slow toll on panels in unheated garages, basements, and exterior boxes. We see it most often in homes built in the 1960s-1980s where the panel has sat through 40+ years of summer humidity cycles.

  • What to look for: rust on the panel cover, white powder or green oxidation on the bus bar, corrosion around breaker terminals, water stains inside the panel box. Any of these are reasons to replace, not repair.
  • Why corrosion matters: rust on a contact surface is electrical resistance. Resistance becomes heat. Heat becomes arcing. Same risk profile as a bad connection at an outlet — just inside the main panel where every circuit in the house terminates.
  • Long-term mitigation: if your panel sits in a damp basement, crawl space, or unconditioned garage, a dehumidifier (around $200-$400 for a unit sized for the space) extends the life of the new panel and protects everything else electrical in that room.
